Navigating the real estate market can be complex, especially for first-time buyers. On this page, I'll take you through the step-by-step process of buying a house. From understanding your budget to closing the deal, consider this your go-to resource for demystifying the home buying journey.
Step 1: Understanding Your Budget
Before you start exploring listings in person, it's crucial to know your budget. We will talk about your particular situation and goals so that I can match you with the right lenders who will be able to provide the loan type that best fits you. Not every Mortgage lender offers every type of loan so it's important that you get connected with ones that will be able to give you the loan you want and need. Some lenders specialize in VA Loans, and others specialize in First Time Home Buyer loans that include No Down Payment Loans and Down Payment Assistance Programs, while others shine with FHA, Rural Development or Conventional loans.
Step 2: Viewing Homes
Once you have a Pre-Qualification from a lender we will be able to begin viewing homes in person that meet your criteria of how many bedrooms, and bathrooms, you need along with any style and design preferences you may have. Prefer an open floor plan? Need an office space? Really into new homes, or really into old homes? We are going to narrow the houses down to find the ones that are your best fit and then visit them in person (or remote video if you are buying from out of state prior to relocating or PCSing).
Step 3: Making an Offer
When you find "the one," together we will write a wining offer, to ensure you get the best possible deal. Prior to writing the offer I will do research and look at comparable homes the same way I do when I list a house and come up with the asking price so that we can determine if their asking price is reasonable and in line with today's current market value.
Step 4: Closing the Deal
Once we get your home under contract you will be taking the next steps with your loan officer and you will want to give them everything they ask from you as quickly as possible. The clock is also going to start ticking on your inspection period and this will be the time when we get your home and termite inspections done so we can work out any requests for repairs that arise as a result of the Inspection report. During the weeks between contract to close, I'll be right there to help you navigate process, the paperwork, answer all of your questions, and ensure a smooth and stress-free closing process.
